Before we get into today’s email, I just want to say thank you ❤️.
I received a lot of replies to my email last week and I honestly wasn’t expecting that. I’m really grateful to everyone who took the time to respond. I still haven’t made a final decision yet, but I promise I’ll keep you updated.
Now for the second big thing that’s been taking up a lot of brain space lately…
This is actually the first time I’m saying this publicly, apart from telling my husband, who is basically my sounding board for everything. I’ve given myself until the end of the year to raise the money I need, and right now, I have around 40% of it saved.
If you’re not new here, you might remember that I previously shared my plans to buy an investment property but I ended up having to push that goal back because I needed to sponsor my brother’s education as an international student in the UK. But I’ve decided that it’s finally time to take the leap😬.
I’m not ready yet, and the money isn’t ready either, but this goal has been on the back of my mind for too long. The difference now is that I’m choosing to actively work towards it, rather than just having “buy an investment property” as one of my goals.
So that being said, I’m trying to raise £35,000.
I’m currently looking at properties around the £100,000 to £120,000 range, and ideally, I want to buy a house rather than a flat.
And I won’t lie, actually writing this email and putting it out there is both exciting and a little nerve-wracking 🫣. Because by inviting you to go on this journey with me, I’m committing to it too and can no longer back out of making it happen. So this is basically me saying, “Okay Chidera, we’re doing this.”
Which brings me to something else I’ve decided to do.
The Property Project: From Plan to Keys 🏡
I want to carry you guys along with me, but I want to share the really detailed parts of this journey within a much smaller group.
I’m calling it The Property Project: From Plan to Keys, and I’m going to document my journey to buying my first investment property in real time. I’ll share the actual numbers, how much I’m saving, properties I’m considering, how I’m assessing the numbers, viewings, financing, offers, conversations with professionals, what I get wrong, what I learn and, hopefully, eventually getting those keys 🔑.
This is not a property investing course, and I’m definitely not positioning myself as a property expert. In fact, part of the whole point is that I’m learning as I go. I want to document what it actually looks like to go from “I want to buy an investment property” to actually owning one, including the things that don’t go according to plan.

I recently paid for a consultation with a serial property investor here in the UK. They’re actually a Nigerian couple with a portfolio of over 50 properties in the UK. 50!!! 🤯
The consultation was NOT cheap 🥲, but it was worth it. The conversation challenged some of my thinking around why I want to get into property investing in the first place, what I’m trying to achieve and what that could look like. I left the call even more motivated to make this happen.
In the first Property Project email, I’m break down the details from our conversation: what I learned, the things that challenged my thinking and what I’m already reconsidering about my approach.
One thing I know about myself is that I don’t want to repeat mistakes that I could easily avoid simply because I didn’t seek out the right information. I’m very intentional about learning from people who have already done what I’m trying to do before I take a leap or invest a significant amount of money.
To be honest, £35,000 is A LOT of money for me to raise right now, especially with all the other commitments I have, including my goal to have £100,000 invested in my Stocks and Shares ISA by June 2027 👀.
And remember what I told you last week? I still don’t know what the next chapter of my career looks like. And I’ve chosen NOW as the perfect time to add “raise £35,000 for an investment property” to the list 🫠 EL-O-EL!
But maybe putting this out there is exactly the accountability I need. We’ll see how that goes!
